Proprius Solicitors Limited was established to approach property law as a discipline, not simply as a process to be progressed.

The name Proprius (pronounced [ˈprɔp.ri.ʊs]) is derived from Latin and conveys the idea of something that is proper, particular or one’s own. It reflects a belief that property law should be treated with care and specificity — not as a standardised exercise, but as work that is proper to the asset, the client and the risk involved.

Title defects, restrictive covenants, access rights, lender requirements and future use frequently intersect in ways that are not obvious at the outset. When those issues are rushed, assumed away or treated as routine, risk is not removed — it is merely deferred.

Proprius is intentionally not volume-driven. Clients work directly with experienced solicitors who explain not just what the legal position is, but why it matters.

That is the ethos on which the firm was founded.

Georgina Gibbon

Georgina leads the firm’s work and brings a depth of experience in residential property, conveyancing and leasehold matters. Her practice forms the core of Proprius’s advisory offering.

Her approach is careful and methodical, shaped by a long-standing family connection to the legal profession and a belief that good property advice starts with first principles rather than shortcuts.

Alongside conveyancing, Georgina advises on leasehold and collective rights matters, including rights of first refusal, collective enfranchisement, right to manage and lease extensions — areas where early, well-judged advice can materially affect value, control and long-term outcomes.

Clifford Fearnley

Director & Commercial and Construction Law Consultant

Clifford supports the firm in a strategic and advisory capacity, bringing broad experience across commercial law, construction and development projects. His role partially sits behind the scenes, helping to shape how Proprius operates and manages risk.

He has extensive experience advising on commercial contracts, construction documentation, risk allocation and dispute avoidance, particularly where property transactions intersect with development or operational delivery.

Clifford works to ensure that our legal advice remains commercially grounded and aligned with how businesses and projects actually function, rather than treating them as transactions in isolation.
